This impressive villa set on two floors – the sleeping quarters and the indoor pool area on the lower floor, while the kitchen/living and outdoor pool area on the upper floor. The villa can be accessed from three entrances – one on the lower floor leading into a double bedroom and another leading into the hall way , whilw the other one is from the top floor, leading into the living area. The entire villa is surrounded by a vast patio and garden area, going round the house in a harmonious flow.
The Villa consists of 4 bedrooms, all come complete with own full ensuite with shower cubilce. The first bedroom is furnished in peaceful neutral tones, and comes with a double bed. The next double bedroom follows suit in inviting brown hues. The ensuing bedroom comprises of two single beds while the fourth bedroom is made up of five single beds.
The lower level also houses the indoor pool area, which can also be accessed from the patio, bathing this relaxation zone in natural light. The indoor pool functions also as a hot tub, perfect for melting those mundane stresses away. Otherwise, a relaxing sauna session might do the trick! Staying at the villa ensures a spa-like vacation which ensures a total rest from everyday life.
On the upper level, the open-plan living, dining and kitchen area, are elegantly decked in hues of grey and muted neutrals. The kitchen is fully equipped, ready to whip up some delicious home-cooked meals. The dining area seats 12 persons comfortably, thanks to the extendable dining table. The living area comes with Cable TV, while free Wifi is available throughout the house. A family bathroom can also be found on this level, equipped with shower, and accessible from the outdoor pool area – perfect for a quick shower after dipping in the pool! The terrace on this level steal the show; the front terrace is a wonderful open space where one can enjoy al fresco dining and BBQ grilling while overlooking the stunning Santa Marija Estate valley, while on the opposite side there is the stunning, L-shaped, outdoor pool. The outdoor pool area is an expansive decked area where one can catch some sun rays while lounging in the Maltese summer, while the pool itself is a beautiful space rendered even more remarkable with a wall fountain, endlessly spouting water into the sparkling pool. Mellieha is the Northern-most town in Malta, a former farmer’s village, still abundant in spectacular greenery and undeveloped areas. Unlike other Maltese towns and villages which are joined to their neighbouring localities, Mellieha is still a stand-alone location, divided from its neighbours by acres of open countryside and rocky stretches. This once small village has now grown into a fairly large town, quite popular with tourists, yet not as swarmed as Sliema or Bugibba. One can still find souvenir shops, tour agents and vehicle hire companies in Mellieha, however these touristic additions blend well with the humble surroundings of an intrinsically Maltese village.
Known for its thriving beach of the same name (known as Ghadira to us Maltese), Mellieha is much more than a beach town. Mellieha Bay is indeed the largest beach in Malta, and its long stretches of golden sand make for an ideal choice of beach especially for families with children. On this beach you can find loads of activities to do – from kid-friendly water sports on the bay, to more adventurous activities for adults – and there are sun beds and umbrellas which can be rented out for the day. There are also several restaurants down by the bay area, as well as multiple hotels which make the most of their location. The beach is located down a rather steep hill from the main village; however there is a bus from the beach to the town square for those who’d rather save their energy! The views from the town square are unrivalled; there are unobstructed views of the neighbouring islands of Comino and Gozo, while the sparkling Mediterranean provides an iridescent backdrop. The area is dominated by the Sanctuary dedicated to Our Lady of Mellieha, which dates back to the 17th Century. There is a cave which forms part of the Sanctuary, and one can see votive offerings throughout the Sanctuary’s walls. This village was very popular with pilgrims in medieval times, as they would come as a pilgrimage to the Sanctuary of Our Lady. Nowadays the square around the Sanctuary is one of the best viewpoints in Mellieha, commanding amazing views.
There are buses departing from this square which travel throughout Malta, however it is best to keep in mind that while Malta is considered small by foreign standards, this locality is still quite distant from the central part of the island. Bus trips to Valletta and Sliema may take a bit longer due to the distance; however buses are frequent and operate until around 11pm during the summer months. There are also many restaurants and bars to choose from in the town square, as well as grocery and convenience shops for daily needs.

Deposit of 40% is required on confirmation. Preferred deposit payment methods are by bank transfer or by Pay-Pal. While the remaining balance is to be settled ideally 4 weeks prior arrival. A refundable breakage deposit of 700euro is to be paid on check in either to be settled by visa or cash. The security deposit will be refunded via credit card if paid as such after a maximum of 30 days. Or via bank transfer - if paid in cash - with bank charges incurred to the beneficiary bank account [should s/he not be in SEPA country] after a maximum of 15 days. Thus the beneficiary bank details will be required to refund the deposit. The house includes basic water and electricity (300kWh) supply for the whole stay which in most cases would be more than enough, however, in the rare cases when this amount is exceeded, electricity will be charged extra at a rate of 0.35 euros per unit (1kwh). Please do note that to utilize the heating system of the indoor pool an extra 450euro will be required. Due to cleaning necessities the check-in time for the apartments is generally 2.00pm and the check-out is at 10.00am however if there are no arrivals on the same day the apartment can be kept for longer. We do supply a set of linen per each bed and a couple of towels per person. It is then up to one's discrepancy to wash them as much often as desired. Each apartment is adorned with a washing machine and it can be used as often as desired. Please note that the rental price does not include the Environmental Contribution tax, introduced on June 2016 amounting to €0.50c per night up to a maximum of €5 for each continuous stay in the Maltese Islands. This applies for 18-year-old and older.

Damage Deposit :
A security deposit has to be paid on check in via credit - preauthorization. It can be settled in cash as well but it will be refunded via bank transfer after a maximum of 15 working days. The deposit is NOT applied toward rent; however, it is fully released provided the following provisions are met.
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in waste collection points/dumpster, and soiled dishes are cleaned. Please note that rubbish timetable collection will be sent to you prior your arrival and it is found in our property as well.
• On checkout, the set of keys should left on the kitchen table.
• All charges accrued during the stay - if any - are to be paid prior departure.
• No linens, towels etc are lost or damaged.
• Early check-in or late checkout are permitted only upon request and upon availability
• The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the host.
• The burning of candles on the premises is strictly not allowed.

Electricity & Water Usage
We operate a fair usage policy. The limited allowance is very generous and should more than suffice on normal usage. However, if lights and particularly air-conditioning are unnecessarily left on when not in the property or if the water is left running for no reason the allowance will be exceeded. Air-conditioning should NOT be left running if doors, windows or other apertures are left open as this will cause consumption to spike. Both electricity and water meters will be read on arrival and departure to calculate the usage. In the event that you have used more than the allowance for the property, the additional usage will be charged at current rates and deducted from your security bond [electricity will be charged extra at a rate of 0.35 Euros per unit (1kwh)]
Please note that for longer stays of 28 days or more the above does not apply. Water, electricity, gas has to be paid as much as consumed. This is subject to one's own consumption rate. Water comes at a flat rate of 35euro a month.
The maximum number of guests is strictly limited to the number people booked. Cot and highchair are also available upon request
NO other guests are allowed to stay in the property at ANY time. If additional, non-paying guests are found to be staying or utilising the facilities you will be charged one night per person accordingly.
Events and Parties
Events and parties are allowed on the condition of pre-approval and subject to additional costs and cleaning fees. Any event without pre-authorisation will be considered a breach of the rules and charged accordingly.
Rates include a set of linen per bed & 2 towels per person. It is up to one's discrepancy to wash them as often as desired using the washing machine available for use on the property. Cleaning of the apartment is done prior the check in and after the checkout.
No Daily Housekeeping Service
While linen and bath towels are included in the rental rate, daily maid service is not. However, it is available at an additional rate, thus if needed kindly contact us. We do not permit bath towels or linens to be taken from the property. You can be charged up to 20euro per linen/towel should they be soiled or damaged.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
Any exceptions to the above mentioned policies must be approved in writing in advance .
Music & Noise
The sound limit should not exceed 60dB at ANY time. At this level you can enjoy the music without annoying the neighbours. No music should be played before 9:00 am or after 8:00 pm. We understand you are here to have fun and we will do our outmost to help. However excessive noise such as screaming, shouting or similar behaviour should be avoided.
Swimming is at your own risk as no life guard is on duty. The pool depth is clearly marked and a life aid is available on site. STRICTLY NO DIVING OR JUMPING IN THE POOL!
With respect to the indoor heated pool, please note that the pool's temperature has to always be between 27ºC and 30ºC at all times. This is regulated by local Maltese Law found under pool legislations under L.N. 135 of 2008.
Parking on the road is permitted at no additional cost.
Drainage and Septic
These home is on a combination of normal drainage and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products or any other materials other than toilet paper have been flushed and clog the septic system, you will be charged with damage fees of up to two hundred euros (EUR200).
Meeting point is at the apartment with one of our Reps. Details regarding your check in will be sent over to you a few days prior your arrival. Should there be any change or missing details please do inform us. Check-in is very flexible - normally at 14hrs to the latest 22hrs. Any earlier check in has to be upon request and confirmed via email. Later check in after 22hrs is also accepted provided that we are allowed to organise the transfer. Transfer fee varies depending on the number of people. Should one decide to opt for another mode of transportation after 22hrs, there will be a 35euro host fee payable on check in to the host.
Fair Usage Policy - This is sufficient for all normal activities, e.g. web browsing and emailing, but may be exceeded if there is a significant amount of activities such as video streaming. If more download capacity is required then it may be possible to purchase additional GBs. Please note: any illegal internet activity, e.g. peer-to-peer file sharing, will result in the internet access being closed down for the duration of your stay .
